Any size from 30 sq.m

Availability:

All premises are available immediately, for the start of tenant's fit-out works. Office Fit-out Expenses shall be discussed upon between the Parties.

Building type:

Class "A" (Central HVAC, utility back-up, life safety system, professional property management).

Lease Term

Average Lease term is 1-5 years. Shorter and longer terms can be discussed.

Base Rent:

Starting 35 AZN/sq.m/month. (Possible discounts will be negotiated between the Parties depending on the terms and conditions of the Lease Agreement).

Prepayment

3 months equivalent of Base Rent; applied to the first three months of the Lease Agreement. Thereafter, payments to be made quarterly in advanced.

Service Charges:

Estimate Operation and Management expenses are calculated approximately as 6 AZN  per rentable sq.m/month.
Service charges and operating expenses are inclusive of utilities (including electricity, office cooling/heating and ventilation, etc.) janitorial services, cleaning of common areas, 24-hour reception (concierge) services, security services, and technical maintenance.

Taxes

All rates mentioned in this document are exclusive of VAT.

Tenant Improvements:

More details are provided in the Exhibit C attached herewith.
Landlord provides the office spaces to the Tenant in "As-Is" condition, which includes: suspended ceiling, fan coils, lighting fixtures, electrical cabling, painted gypsum walls, fire retarded doors, ready to use kitchen with cabinets, and ready to use toilets. Network cabling is optional.

Building Areas:

Building Area Definitions are provided in Exhibit B enclosed herewith.

Parking:

Landlord shall provide 1(one) parking space per each 150 sq.m of leased office space at no cost to Tenant. Additional parking spaces are available in the underground parking located directly across ISR Plaza at a reasonable charge.

Storage Space:

Outdoor and indoor storage space at a reasonable charge are available in the warehouse, which is owned by the sister company of ISR Plaza.

Amenities:

Tenant will enjoy a special corporate rate for the use of the Hotel suits, located at the 14th, 15th, and 16th floors of the property, which are operated by Radisson BLU Plaza Hotel.
Special discounts will also apply to the use of "Panoramic" Restaurant and "City Lights" Bar, located at the 17th floor of the property, cafeteria and "Delight Corner" Gourmet cafe-shop, located on the ground floor and the fitness centre located on the ground floor of the property.

Conference Rooms:

Tenant will have the right to use 3 fully equipped Conference Rooms located on the ground floor of ISR Plaza for free of charge.

Mail delivery services:

Mail sorting and delivery services are provided by Landlord to each office upon tenant's demand.

Security System:

Landlord shall provide (24) hours security service in the building with the utilization of observation cameras and computer based access control system.

Structural standards used at the ISR Plaza are as follows:

Structural Survey:

Survey of the strength of concrete and crack test has been conducted in the building by Bureau Veritas after the earthquake hit Baku Azerbaijan on November 24th, 2000. Survey report is available upon request.

Building Operations Hours

 Building is operated (24) hours for (7) days Monday to Sunday.

Building Holidays:

There is no specific day of Holiday for the operation of the Building.

Building Identity:

Tenant shall be entitled to install its signage or stripes only on the same floor on which office space is leased. Exterior objects are not allowed.

Building Directory

The receptionists at the Access control reception dedicated for the office building provide all necessary and guiding information.
No additional signage or stripes are required at the lobby.

Telecommuni-
cations Equipment:

Tenant shall have right to install Telecommunication equipment on the roof of the Building and to connect such equipment to the leased Premises through the Building's shaft and systems. As specify above, there shall be no rent or payments due from Tenant for utilizing those areas.

Environmental Pollution & Hazardous Substances:

Landlord represent that the Building and Premises are free from asbestos and other hazardous substances and that, to the best of Landlord's knowledge, there has never been environmental pollution to the property on which the building of which Tenant's Promises are a part has been constructed. Landlord agrees to indemnify and hold Tenant harmless from and against any and all claims, damages, liabilities, costs, penalties and fines which Tenant may suffer as a result of environmental pollution caused prior, during or subsequent to Tenant's occupancy of the Premises or as a result of damage or injury from hazardous substances placed in or about the premises or Building by any party other than Tenant.
